# We have sprinkler systems around and close to the house. Please make sure note to drive around the house, guests will be charged for any sprinkler damage.

​

# Please keep the water usage to normal use, any excessive water use for other purposes other than in the house will be an extract charge, we will pass the changes from the water company.

​

# Check-in time is from 3:00 p.m. onwards.
   
# Check-out time is at 10 a.m. max.
   
# We must be informed of the total number of guests spending the night and if there will be other guests visiting the property during your stay.
   
# Unregistered guests are not allowed. Extra guests spending the night that are not accounted for could generate extra fees.
   
# No parties or events of any kind are allowed on the property.
   
# ATV Rental - $160 per 2 hours, $99 per hour. No ATV/UTV/other vehicles around the house other than the paved concrete. It could damage the sprinklers, gas line, and septic system. Guests will be charged damage fees of $300. An ATV security deposit of $200 is required for ATV rentals to cover accidental damages and the guests are required to sign an electronic waiver. Guests will be charged for ATV repairs using the payment method used for booking if there is any damage to the ATVs. 
   
# We must be informed of all the cars that will be coming for your reservation.
   
# All cars must be parked in the property’s garage and/or driveway. Street parking is strictly forbidden.
   
# No smoking is allowed indoors. If a guest smokes indoors the monetary penalty will depend on the severity of the incident.
   
# Smoking outdoors on the property is allowed. Please make sure all cigarette butts are thrown in the trash.
   
# Drugs and inappropriate behavior are not allowed on the property.
   
# Garbage is only picked up on the days in certain days by the city, we’ll let you know the night before so you may leave the thrash out from 7 pm onwards so it can be picked up at 7 am of the next day. 
   
# House-trained pets are allowed with a $100 USD fee per pet which is added to the reservation’s nightly rate. The number of pets you bring with you must be previously discussed and authorized by us.
   
# Stained sheets or towels must be paid for to replace them.
   
# No petting livestock (cows or horses) on the property without an authorized trainer.

# Please note that one of the master closets (right side) and office (study) closets are locked and not accessible to the guests. The house has plenty of closet space.
   
Any violation of our house rules could cost part of or the entire security deposit (plus the penalty fees if applicable) and even the non-refundable cancellation of the reservation, depending on the severity of the violation.
